Managed Services

Welcome to our Standard Management Service, designed to provide you with seamless and efficient property management. Here's what our service includes:

  1. Rental Income Advisory:

    Guidance on the expected rental income for your property.

  2. Marketing Expertise:

    Strategic advertising and marketing of your property to attract potential tenants. WE capture the best possible photos of the property as well as a state-of-the-art virtual tour for marketing.

  3. Tenant Screening:

    Thorough interviewing of prospective tenants and comprehensive reference checks,including credit and employment references.

  4. Tenancy Agreement Preparation:

    Crafting the necessary tenancy agreement for your legal protection under the Rent and Housing Acts. Renewal services are provided as needed.

  5. Deposit Handling:

    Collection and management of tenant deposits through approved deposit protection schemes. End-of-tenancy property and content inspections, managing termination issues in collaboration with the tenant and deposit scheme provider.

  6. Rent Collection and Remittance:

    Monthly rent collection and prompt remittance to you within 10 days, minus any applicable fees or expenses.

  7. Property Inspections:

    Regular periodic inspections to ensure the condition of the property is maintained.

  8. Maintenance Coordination:

    Efficient coordination of repairs or maintenance, including organizing tradesmen attendance and obtaining estimates. Settlement of accounts from rents received.

  9. Financial Management:

    Making necessary payments on your behalf from the rental income for managing property-related costs.

Management Fee

10% plus VAT (12%) of the monthly rent.

Tenancy Set-Up

£300.00 plus VAT (£360). For the provision of the Tenancy Agreement as well as the completion of all documentation required in order to comply with the current deposit protection regulations. This fee becomes due the day each new tenancy commences (not renewals).

References and Right to Rent Compliance

£20.00 plus VAT (£24) per tenant

Check Out

£85.00 plus VAT (£102). This will include a full check of the inventory, photographs and meter readings.

Tenancy Renewal

£75.00 plus VAT (£90). For the completion of all documentation required in order to comply with current deposit regulations and the provision of new Tenancy Agreements and other paperwork legally required to be issued upon tenancy renewals, including (but not limited to) the Governments “How to Rent Guide”, EPC & gas safety certificates, where applicable.

Inventory

Varies with size of property. This will include a full Schedule of Condition & Inventory along with meter readings and photographs.

Legal Costs

Any delays of payment or other defaults will be acted on by the Agent in the first instance. Where the Agent has been unsuccessful in these initial actions, or there are significant rent arrears or breaches of the tenancy agreement, the Landlord will be advised accordingly. A solicitor may then be appointed and instructed by the landlord (except where the Agent is unable, after taking reasonable efforts, to contact the landlord. In that event the Agent is authorised to instruct a solicitor on the Landlord's behalf). The landlord is responsible for payment of all legal fees and any related costs. If you require us to attend court on your behalf we serve the right to make a charge which is payable by the landlord.

Cancellation

You have the right to cancel this contract within 14 days without giving any reason. The cancellation period will expire after 14 days from the day of signing the contract. To exercise the right to cancel, you must inform us, Mack Residential, 13 Bath Road, Cheltenham, GL53 7HG of your decision to cancel this contract by completing a cancellation form which can be obtained by contacting the office by either telephoning 01242 250846 or emailing a request for the form to info@mackresidential.com

Cancellation Costs

If the landlord cancels the contract within the cancellation period, MACK may reimburse any of the payments received from the landlord. MACK may make a deduction to cover the costs associated with the marketing, advertising and tenancy set-up. If the landlord requested to begin the performance of services during the cancellation period, then they shall pay MACK an amount which is in proportion to what has been performed until the landlord communicated to MACK their cancellation from the contract, in comparison with the full coverage of the contract.

    In-depth interviews with potential tenants and rigorous reference checks, including credit, employer, and landlord references if they are currently renting.

  4. Tenancy Agreement Preparation:

    Crafting the essential tenancy agreement to ensure your legal protection under the relevant Rent and Housing Acts. Renewal services available when required.

  5. Deposit Management:

    Collection of tenant deposits, with meticulous handling under chosen deposit protection schemes until the end of the tenancy. Final inspections for property and contents, addressing any Property or maintenance issues assessed from the check out inventory and managing termination matters with the tenant and deposit scheme provider. Negotiations regarding dilapidations and deposit returns remain the landlord's responsibility.

Tenant Introduction Fee

If you are planning on handling the ongoing management of the tenancy without the assistance of MACK Residential, the fee to locate and reference the tenant(s) and complete all legal documentation is 75% plus VAT (90%) of the first months rent.

Check Out

£125.00 plus VAT (£150.00). This will include a full check of the inventory, photographs and meter readings.

Tenancy Renewal

£75.00 plus VAT (£90.00). For the completion of all documentation required in order to comply with current deposit regulations and the provision of new Tenancy Agreements and other paperwork legally required to be issued upon tenancy renewals, including (but not limited to) the Governments &quo;How to Rent Guide &quo;, EPC & gas safety certificates, where applicable.
